House Rules

Dear Guests,

We are delighted that you have chosen our holiday home and plan to spend your holiday in Sweden with us. 

We always strive to maintain a high standard of comfort and furnishings so that every guest feels at home and lacks nothing. If you happen to notice anything missing from the inventory or have suggestions for improvement, please feel free to contact us at any time.

We want all our guests, big and small, to have a wonderful stay. To help ensure this, we kindly ask that you observe the house rules.

Arrival and Departure

Arrival
Check-in is from 4:00 pm (earlier arrival can be arranged by prior agreement).

On the day of arrival, we always carry out a personal handover with our guests.

During this, we are happy to answer any questions and explain important details about the holiday home. If you arrive late in the evening, the handover will take place the following day.

Departure
On the day of departure, we kindly ask that the holiday home be left broom-clean by 10:00 am at the latest. Please return the front door key to the key safe and settle the electricity bill upon departure.

Dogs

Bringing dogs is allowed by prior arrangement.

Please inform us of the breed and number of dogs at the time of booking.

Bringing more than two dogs is unfortunately not permitted.

Our beds and sofa are strictly off-limits for dogs, even if covered with blankets!

The unused bedroom is also not to be used as a play or sleeping area for dogs. Please bring your own dog bed or blanket.

If furniture becomes soiled or covered in dog hair, an additional cleaning fee of €150 will be charged.

In Sweden, all dogs must be kept on a leashFor the safety of others, dogs must always be on a lead when outside.

The towels provided in the holiday home are not for use by dogs. Please bring your own towels to dry your dog.

All dogs must have appropriate liability insurance Owners are responsible for any damage their dog causes to the property.

We kindly ask that you take your dogs for walks outside the property. If your dog leaves any “mess,” please dispose of it responsibly.

For the safety and wellbeing of your pet, dogs should not be left alone in the holiday home.

The tenant is fully liable for any damage or soiling caused by their dog, including the full replacement cost of any affected items.

Cleaning

Please do not dispose of waste, food scraps, hygiene products, fats, or other hazardous liquids in the kitchen sink, bathroom sink, shower, or toilet, as this may cause unpleasant blockages.

If a blockage occurs due to improper disposal, a fee of €200 will be charged for removal.

Kitchen

Please ensure that dishes, pots, and cutlery are put away clean and dry, as otherwise this creates additional work for the final cleaning.

Do not place hot pots or other hot items directly on tables or work surfaces without a trivet. We also ask that you always use a chopping board when cutting.

Please leave the interior of the oven and microwave clean.

Boat and Canoe

Boats and the canoe must not be tied to the jetty.

After using a boat, please return it to the designated area. Each holiday home has its own boat available.

The red canoe is shared between both holiday homes. The corresponding oars/paddles are stored in the respective dandruff. Any loss or damage must be reported immediately.

Barbecuing or making fires is not allowed at the bathing area or jetty, as this is a protected nature reserve.

Keys

Any loss of keys must be reported immediately. The guest is responsible for the cost of replacement.

Winter / Snow Clearance

The tenant is responsible for clearing snow and spreading sand/gravel on the paths of the property. Shovels and sand/gravel are provided in sufficient quantity for the entire rental period.

Garden and Terrace

Barbecuing on the wooden terrace or directly next to the house is not permitted. We kindly ask you to barbecue on the lawn area. The tenant is responsible for any damage to the wooden terrace caused by burn marks.

Smoking

To ensure all our guests feel comfortable, smoking is not allowed inside the holiday home.

Internet

The holiday home has a wireless internet connection (Wi-Fi). You use the internet at your own risk; the owner accepts no liability in connection with the tenant’s use of the internet.

Please note that we rent a holiday home, not office premises. Due to maintenance, bad weather, or other factors, the internet connection may occasionally be disrupted.

Rubbish

We ask that you sort your rubbish. Organic waste and food scraps can be disposed of in the compost bin on the property. For glass, plastic, paper and cardboard, there are large bins behind the railway tracks where you can dispose of these items. The green bin is available for general household waste.

Care / Theft

We kindly ask that you treat the rental property, including furniture and all inventory, with care. It is recommended to have private liability insurance that explicitly covers damage to rented holiday properties.

Any form of theft will be reported immediately to the authorities.

By making a binding booking – or at the latest upon taking possession of the holiday home – these house rules are deemed to have been read and accepted.
